Terms & Conditions

We are Dog friendly for well behaved dogs and have our own very friendly dog who like to use the communal lounge and dining room, WE ARE DOG FRIENDLY so please dont book us if you are afraid of dogs or have any severe allergies to Dogs. All our rooms are cleaned by ourselves and with care and attention paid to every area you are in direct contact with and every effort is made to ensure your room is cleaned to the best of our ability. 

 

Please may we reqest that dogs are not left alone in the room when you are leaving our guest house for dinner or a trip out, if you wish to leave your dog in the room while going out for dinner in the evening then you must let us know as if your dog has any seperation anxiety and is likley to get distresed then we will need to visit the room to ensure the dog is calm and not in too much stress. We accept one dog per room unless agreed by us first.

 

When booking rooms at Grange Bank House a non refundable deposit is taken of the value of the first nights stay to the value of the room being booked and any ferry charges. ( please see rates prior to completing the booking) Then full payment is taken upon arrival at the check in stage. We only accept cash and debit card. 

 

We have a minimun 2 night stay here and unforutuatly we no longer offer any one night stays.

 

When booking rooms at Grange Bank House all parties need to confirm that they are 16 years old and above as we do not usually accept children under the age of 16 years old. We do reserve the right to accept Children under 16 years old depending upon the cercumstances of the person booking and the behavoiur of the child pror to booking.

 

When booking a stay with us and you have a Dog you are confirming that your Dog is well behaved and you as an owner take full responcibility for any damange caused by your Dog. When accepting these terms and conditions guests are confirming that there Dog is fully inoculated and all vacinations are up to date at the time of staying with us, this will protect other Dogs that may be staying with us at the time. Dogs are allowed in the dining room providing the they are settled so all guests enjoy a relaxing breakfast, dogs who bark or are unsettled in the dining room will need to be seated in another area of the house provided by ourselves to ensure your dog i not stressed. 

 

When booking rooms at Grange Bank House guests will ensure they respect the environment and abide by the minimum house rules, any damange caused during the stay will be paid for by the person booking or using the room using the card payment details used for booking the room, should no details be stored thus person shall be liable to pay for the damage, those who have paid via card will be debited the full amont of any repaire needed caused by wither the booker or any traveling companon including a dog..

 

A single room is booked for no more than one person to stay in, including complimenary breakfast for each night stay

 

A double room is booked for no more than two persons to stay in, including complimentary breakfast for two persons for each night stay.

 

The Companion suite is booked for no more than 3 persons to stay in including complimentary breakfast for 3 persons for each night stay. Should this room be booked as a double or a twin room then only 2 breakfasts are included. The price of this room varies depending on how its used.

 

A Twin room is booked for no more than 2 persons to stay, including complimentary breakfast for 2 persons for each night stay.

 

The superior rooms are booked for no more than 2 persons to stay in, including complimentary breakfast for 2 persons for each night stay.

 

When rooms are booked either on line, via social media or via telephone directly you are entering into a legally binding contract between Grange Bank House owners and the person booking the room or person staying in the room. A room will be placed on reserve and a confirmatrion email may be sent to confirm the booking once the deposit has been recieved. Should the confirmation email not arrive and you have checked your spam mail or junk mail then contact us to arrainge another email or contact us directly.

 

Should guests wish to book their ferry directly with us via our trade account with either Red Funnel or Wightlink  then this will need to be done via the phone and full payment for the ferry is taken upon booking for the ferry. We will always give a full refund on ferry travel should you need to cancel the ferry providing we get a refund from the ferry companies as this is an exteranl part of the booking with us. . 

 

During your stay here at Grange Bank House all guests are coming to an informal homley setting and need to be respectful of the home and the other guests staying with us. During your stay you will need to ensure that the noise level is kept to a minimum so as not to disturb others staying with us. 

 

Upon booking a room please let us know if there are any special dietry requirements or intolerences so we are able to cater for you prior to your arrival, it is the person who books to confirm this this to us, we can not accept liebility for problems during your stay should the individual not request the allergens file or had any allergy intolerence during your stay. We provide a wide menu but we need you as an individual need to take some respncibility for your own prefered dietetry needs

 

Check in is from 12pm until 5pm, guests wishing to check in before 12pm or after 5pm please let us know at the time of booking so we can accomodate you however we send a welcome text message once the room is ready allowing you an early check in. On the day of check out all rooms need to be vacated by 10am, this allows us time to clean and prepare the rooms for the next guests arriving.  Any outstanding payments will need to be settled prior to leaving the guest house and your room key returned to us prior to leaving. Should you return home with your key for some reason then you will be expected to post the key back to us recorded delivery at your own cost.  Any person leaving without paying for their stay or any extras such as the bar etc then payment will be collected with the card payment details given upon booking. 

 

All guests are reminded that we opperate a zero tolerence policy and verbal and physical threats towards us or other guests are delt with appropriatly via the police. We reserve the right to ask guests to leave if there are any breaches to our policy or at any time should we deem anything inapropriate. A ZERO policy is adhered to here for any type of agression, we suggest you just behave like a normal human and be kind to others at all times. 

 

We are a no smoking establishment by law but no one smokes inside these days so smoking is permitted outside in the front garden or by the garage door. It is now illigal to smoke inside our premisis, guests found smoking within their rooms or out of the window will unfortunatly be asked to leave as smoking in bedrooms is a huge fire risk and unlawfull.

 

Grange Bank House is a licenced premicis and we opperate a challenge 25 policy, guests under the age of 18 years old are not permitted to buy, consume or bring in alcohlic drinks into the house at any time. Guests under the age of 18 are not permitted within the bar area without a responcible adult who remains with them at all times while in the bar area when the bar is open.

 

Any drinks consumed on the premisis from Grange Bank house bar will encour a charge as advertised at the bar price list, guests will be expected to sign an honesty pad to say they are able to pay for the drinks consumend and purchaced from Grange Bank House and then settle the remaining bill at the end of their stay at the point of check out from their rooms or prior to leaving. Guests are free to purchace alcohol from other suppliers but this can only be consumed within their rooms and not in the bar area. Our alchol licence is pretty clear on legistlation regarding the sale and consumption of alchol. We recomend senscible drinking as per the NHS guidence and you are expected to manage this yourselves as adults. 

 

We would ask that you do not consume or sell any illigal drugs within the premisis nor any legal highs this includes amilnitrate (poppers) We do not tollerate anything thats illegal with our property or boundries.

 

We offer free overnight parking for guests with cars or motor bikes, we have a driveway and not a car park, please note if you wish to leave your car here during the day we have limited space for all day parking so please ensure you read our guest infomtation folders when you check into the guest house. Dont block cars in the drive unless you talk to us first. Once you park your car on our driveway please dont ask us to get other guests to move their cars until after 10am in the morning. We are not a car park but offer free overnight parking only. If there is no room on the drive please use the pay and display car park across the road in the old village. Please do not use our driveway unless you are happy with the terms and conditions.

PRIVACY POLICY for Grange Bank House

 

 

 

Grange Bank House situated in the Old Village of Shanklin on the Isle of Wight provides long or short stay holidays in an informal guest house setting. We provide accommodation for up to 17 persons in separate bedrooms all of which are en suite. The break booked here also includes breakfast for your entire stay. We are a commercial property holding internal policies relating to safety and health and wellbeing. This policy outlines the information we need from you prior and during your visit to us in order to ensure your stay is a positive experience.

 

How we obtain your personal data  You provide us with personal data when booking and upon check in via consultation either online via our own website, written, email or the telephone.  This includes name, address, email address, telephone numbers, dates associated with your stay, type of room required, where you found us, time of arrival and credit or debit card details. Further personal data may be obtained before should you have any special dietary requirements or medical issues we may need to be aware of or you may wish to declare in order for us to support you during your stay.

 

How we use your personal data  Your personal data will be used specifically to book you a stay here at Grange Bank House, and to provide payment for your short or long break. General Data Protection Regulation (GDPR)* We will also take reasonable security measures to protect your personal data in storage. *The Information Commissioner’s Office (ICO) ico.org.uk may be contacted with any GDPR queries.  We only use your data stored to keep you updated on your booking, payment details and conversations relating to your booking and your stay here at Grange Bank House.

 

We do:  use your personal data to provide a personalised short or long break for you that you agree to at time of booking, and we respect your privacy and work hard to meet strict regulatory requirements. We also use your payment details you provide upon booking to take either full payment or part payment for your stay. Once your stay is complete your payment details are destroyed. We may use your data to email you with future offers or discounts relating to staying at Grange Bank House.

 

We do not:  sell your personal data to any 3rd party or use your data for anything other than your stay here at Grange Bank House.

 

The General Data Protection Regulation - GDPR (May 2018) recognises there is a need to protect and to give the user greater control over personal data.  The rights of the individual include:

Access Statement for Grange Bank House

 

Introduction

 

We are a 9 bedded guest house offering long and short term stays including breakfast. The guest house is a Victorian building which was built in the 1800's

Grange Bank House is situated in the Old Village of Shanklin and is close to all the best restaurants, public houses and tea rooms. The Village is situated on a hill leading down to local amenities. We are a 4 star rated guest house and provide our guest with the comforts of home.

All rooms have tea and coffee making facilities and are equipped with TVs offering free view TV. All rooms have complimentary toiletries for guests to use during their stay.

Pre-Arrival

 

When arriving by car please use PO376NN for sat naves, google maps or the AA route planner.

 

There is a train from Ryde pier directly to Shanklin for guests arriving from Portsmouth on the catamaran or hovercraft.

 

There are regular busses from Newport to Shanklin.

 

There is a bus from the East Cowes ferry terminal to Newport.

 

The nearest bus stop to the guest house is 400 yards away situated on both sides of the road outside Daishes hotel.

 

There are taxis from the train station to bring guests to the guest house.

 

 

 

 

 

Car Parking and Arrival

 

There is a large  driveway at the side of the property, this is on a hill and slopes towards the main road. This is for overnight parking only, 

 

There are 3 steps to get to the front door.

 

There is a public car park where guests can park for free from 6pm to 8pm this is less than 1/4 mile away.

 

There is night lighting on the main drive.

 

The car parking is limited and the drive will fit 5 cars in a row.

 

 

 

Welcome Area

 

Entrance hall at the main front door with a large side unit for the signing in area.

 

There are carpets fitted all on one level.

 

There are 4 steps up to the front door.

 

The communal lounge is carpeted and has two 3 seater sofas, there is also a garden room with upright chairs that has wooden flooring.

 

There is a large rug in the Lounge and sun room tht guests need to be aware of during mobility around the communal area. There are also wodden breaks between each room that all guests need to be cautious off.

 

The dining room has wooden upright chairs and has a wood effect floor.

 

There are two units in the dining room used for storage and serving of breakfast items.

 

 

 

Bedrooms

 

There are two ground floor rooms, one twin and one double, both rooms are carpeted and there is space to move around. Within the rooms there are bathrooms compromising a shower, sink and toilet, there is a small step to access the shower.

 

There are no grab rails nor toilet raisers however this can be put in on request at booking and dependent on availability with our local supplier.

 

There are tea and coffee making facilities in all the rooms

 

All ground floor rooms have step free access apart from the the small step into the shower and the wooden divider between carpets.

 

 

 

Bathrooms, Shower-rooms & Toilets (Ensuite or Shared)

 

The toilet is 18 inches high.

 

The sink is 31 inches high

 

The sink has leaver taps making turning on and off easy.

 

There is one small step to get into the shower with a wide glass door..

 

There is good lighting in the shower room.

 

 

 

 

 

Public Areas - Halls, Stairs, Landings, Corridors

 

All public areas are well lit with overhead lighting and lamps.

 

The corridors are lit with fire lights, and side lamps that are turned on and off by guests.

 

There is a wooden banister leading from the ground floor to the top floor.

 

The steps are all 7 inches depth.

 

There is short pile carpet up to the top floor.

 

There are 14 steps before you arrive to the first landing, then 5 steps to the top floor.

 

You must be able to have mobility or limited mobility to gain access to the upstairs  and ground floor rooms. Rooms to be  to gain access to the main house you must also be able to manage steps, any obsticals in the way such as persons, furniture, animals and any obsuction behond the owners help are at your on risk, but will will help where we can.

 

 

 

Public Areas - Lounge

 

The communal lounge is on the ground floor and has two sofas to sit on.

 

The sun room has 4 upright chairs to sit on and over looks the front garden.

 

There is carpet in the communal lounge and wooden floor in the sun room.

 

The sun room and lounge are on one level.

 

There is a bar in the communal area to purchase alcoholic drinks until 2am.

 

The communal lounge is accessible 24 hours a day, however during the hours of 10pm and 7am please be respectful of the noise to ensure other guests are not disturbed.

 

You must have a degree of mobility to sit on the sofas from any walking or moving aid.

 

 

 

Public Toilet

 

There are no public toilets in the guest house only toilets in guest rooms.

 

 

 

Dining Room

 

The dining is on the ground floor and has a wooden floor all on same level access.

 

There are wooden dining chairs to sit on.

 

There are two units used to store and serve breakfast items.

 

We cater for special diets such as Vegetarians, gluten free and lactose intolerance, we request guest inform us of this at the time of booking if no information is given at time of booking then your breakfat choice will be limited. please take ownership of your allergy and ensure we are informed prior to booking. 

 

The dining room is well lit with ceiling fans for the hotter weather.

 

The dining room is accessible from 8am to 9am.

 

You must have a degree of mobiity if you want to sit on a dining room chair and not a wheel chair. 

 

 

 

Garden

 

There is a front garden where guests can sit, this is accessible from the sun room, there are 3 steps leading down to the garden from the door. There is a grassed area and a seating bench and boarders around the garden.

 

There are no paved areas in the front garden.

 

There is a smoking area in the front garden.

 

The garden is accessible 24 hours a day guests need to ensure they lock the garden when reentering the building from the front lawned area.

 

 

 

Additional Information

 

Free Wi-Fi is available in the building where posible.

 

We are Dog friendly and welcome assistance dogs.

 

We have a set of fire evacuation plans and can offer you support to evacuate should this be necessary.

 

All bedroom doors are Oak and are fire dors and are very heavy, please ensure you close them slowly as they are on special closurers that can at time slam.

 

We can suply dog bowls at time of booking.

 

The nearest hospital is in Newport around 12 miles away.

 

The nearest GP surgery is in the main town about 1.5 miles away

 

The nearest vet is within 1 mile away.

 

Guests need some mobility and be able to stand for short periods to gain access safely to the building and bedrooms. Pleae note we do not have baths here, we have showers.
